HAL Group Inc. investigated the underground parking garage at 45 Livingston Road in Toronto and prepared the repair design and tender documents for the building owner. The work addressed active leaks through the garage roof slab and deterioration of the slab, foundation walls, ramp and stairs.
CONDITION INVESTIGATION
The garage roof slab, expansion joints, foundation walls, columns, ramp and stairwells were assessed to locate active leaks and concrete deterioration and to define the repair scope.
STRUCTURAL REPAIR DESIGN
HAL prepared drawings and specifications for top-surface, soffit and through-slab repairs to the roof slab, concrete repairs to the expansion joint ledge beams, foundation walls and columns, and chemical injection of cracks, joints and pipe penetrations.
WATERPROOFING AND DRAINAGE
The design included localized re-waterproofing of the roof slab at leak areas, a prefabricated expansion joint gland system, full waterproofing of the perimeter foundation walls with new weeping tile, and new roof slab drains.
RAMP AND STAIRS
The ramp topping was replaced with new asphalt with embedded heating cables, the south ramp retaining wall and stairs were rebuilt, and the southeast fire exit stairs were fully replaced.
TENDER AND CONSTRUCTION
HAL issued the tender documents in December 2021 and supported the project through construction to close-out in 2024.
